and what you told your real estate broker you wanted in your next home - do they really match?

Here's a frustrating common scenario for some real estate professionals....

Mr. Buyer is very adamant about what he wants in the home he is asking his real estate professional to locate for him.  He says "my next home needs to be/have (the following)"

  • No older than 4 years
  • Three bedrooms
  • Two and a half baths
  • A three car garage
  • Mountain views
  • A fireplace
  • Large kitchen
  • No less than 2400 square feet
  • Not a dime over $200,000

The real estate professional researches and finds most of his requested criteria but not quite all.  The price, square footage and year just aren't in sync.  Why? Because it DOESN'T EXIST in that particular market.  So what happens next? After days of showing properties and trying to help Mr. Buyer re-evaluate his list... despite all of the broker's efforts to help Mr. Buyer understand the market and that his list of exact demands aren't available, he wants what he wants and won't listen to reason.  Mr. Buyer leaves with an attitude that the professional just isn't finding what he has to have.

Mr. Buyer runs into this former real estate broker at the local grocery store a few weeks later and has to share how happy he is in his home he purchased from a private seller.  The broker says "oh that's great - tell me about it."  Mr. Buyer explains all about a home that a private seller has had on the market for a very long time because they were very firm on their price.  Mr. Buyer's home is

  • an updated 1970's home
  • two bedrooms and an office
  • two bathrooms
  • 2 car carport
  • in a subdivision where the mountain views are only seen from the driveway and are partially blocked by the surrounding homes
  • No fireplace
  • small galley kitchen
  • with 2100 square feet
  • $225,000

Moral to this story... don't be a stubborn buyer.  Communicate with your broker and work together to find your "not so exactly perfect" home.
